Remember the good ole days when one could build a house on sand and not worry about tidal changes or soil erosion or other “coastal realities”?…….Me neither.

Coastal flooding from storm surges along the Atlantic coast will probably worsen over the next century, the main cause will continue to be “rebound” from the last glaciation. Throw in the entirely normal sea rise level of about 2 or 3 mm per year and you get lots of scare stories.
